Inside, the same logic applies: the shared areas don't compete with what the neighbourhood already does well, they complement it. It is the difference between a building you never need to leave and one that gives you reasons to go out.

Financial viability isn't calculated at the end: it enters the design table alongside the massing. Every construction decision is also judged by what it will cost to sustain for twenty years, because a maintenance fee that grows eats the return every month.
And return isn't only the figure. A tenant who renews because the building works, a unit that doesn't sit empty for months, an area that keeps gaining value after handover: that is yield too, and it comes from the same decisions that make the place worth living in.

Montview+ began with the landscape. KÔRA, with the street. Each carries its own name; the criteria behind them are the same.
Montview+
In Montview+ the landscape came before the building. First it was decided what each apartment had to see: the valley, the mountain, the afternoon light. Only afterwards where to put the square metres. That's why the slope wasn't flattened to its lowest point; following it in stepped platforms was what let no floor look onto another's back. And the envelope was calculated for Ecuador's vertical light, so the landscape becomes part of your surroundings. The name isn't decoration, it describes the intention of the design.




KÔRA Urban Soul
In KÔRA the programme didn't start indoors, it started by looking at the intersection. González Suárez, residential but with its cafés, galleries and restaurants; Whymper with offices, bars and restaurants; La Floresta with its cultural life. All of that is already there, so the question wasn't what to put inside but what a new building could give back. Everything grew from that: a ground floor open to the pavement, mixed uses so the building doesn't go quiet by mid-afternoon, routes traced from whoever arrives on foot. Nobody buys just an apartment: they buy the neighbourhood they'll have around them. Urban Soul names that purpose: not a style, but the decision that the city becomes part of the project.

Our story
We build for the city we want to live in
Monarke works in Quito with a simple idea: a building doesn't end at its façade. What happens on the pavement, on the ground floor and on the street is also part of the project.
That's why each project starts from a different question. Montview+ started from the landscape; KÔRA, from the street. Each keeps its own name, character and team. What they share is how decisions are made.

THE FILM Her view of the city, in three minutes

Johanna Cevallos is an architect, with studies in collective housing, and directs LINNE Studio (architecture and interiors) within the Monarke platform.
She expanded her role from design into development for a concrete reason: to answer for the whole chain, from idea to matter. The quality of life inside a building is decided years before anyone moves in, in decisions that rarely appear in a render and are almost never made by whoever drew them.
